  • Meet the owner/developer requirements regarding disposing of the property within a specific time frame and for the market’s best and highest value. 

  • Work directly with the County of San Bernardino in-order to satisfy their guidelines for security and privacy for their clients and at the same time show the property to prospective investors and ultimately to building inspectors and appraisers to satisfy the buyer’s contractual due diligence requirements. 

  • Secure an investor with experience in government leased investments. 

Solutions: 

Utilizing our personal network 0f investors, we identified multiple investors that currently owned government leased investments nationwide. San Bernardino County is the largest county in the United States. 

 

Results: 

  • Represented owner/developer and sold investment with above average market CAP rate within target timeframe. 

  • Represented Investor in the purchase of a secured government leased investment with a 10 year lease with 3% annual increases in place and with 2 additional 5- year extensions.
