Summary

The foundation of commercial real estate investing and development is founded on the cash flow that an asset can create.  In commercial real estate, every lease within any building contributes to the overall performance of the asset. Without cash flow, the customary framework of selling a leased investment at a rate of capitalization does not exist.​

Black Marlin Commercial’s goal is to emphasize careful analysis and interpretation of a commercial property’s market value. We offer our clients an investment vehicle based off their Leasehold Estate, monetizing their position in the form of equity, calculated utilizing real estate income valuation approaches. We do this by reconciling the fundamentals of the property’s income stream from its leases while factoring in recent market comparables of similar properties.
