Challenges: 

Owner-User required a space that is between 8,000 to 12,000 SQFT. with a ground-level roll-up door.  

  • Identify a property that could facilitate a high image front office and a warehouse facility with 20- foot clear heights and ample electrical power. 

 

Solutions: 

Having up to date market information, we toured with our clients to flex space listings which met their space criteria and price point. Ultimately the buyer decided on 2492 Walnut Ave., which allowed us to negotiate a substantial price reduction and beneficial seller concessions which enabled the buyer to improve the space for their highest and best use.     

They hadn’t considered this location due to lack of information regarding the local routes, which was beneficial to their client’s product distribution.  

 

Results: 

  • The buyer purchased an industrial flex condominium that suited their needs for both office space and high clear height warehouse space that is centrally located and close to major highways.
